FACTS ABOUT BUYING A CBCLT HOME

  • Buyer income must be 80% of the Area Median Income (AMI) or less, based on household size. See chart on this page.

  • Homes must be owner-occupied. The name on the deed must be the person living in the home.

  • The homes must remain a primary residence, they can not be rented. They can not be purchased for investment properties.

  • To qualify for a loan buyers must have at least a 620 Credit Score, credit help may be available.
  • Buyers will have to work with one of the two approved lenders who are already familiar ground lease transactions. Lender contacts on this page.

  • Expect the process of buying a CBCLT home to take at least 120 days.
  • To keep these homes affordable for future buyers, buyer equity will grow at a capped rate of 1.15% per year or the percentage of AMI increase for the year, whichever is less.
  • The buyer purchases the home and signs a 99-year Ground Lease on the land.
